As we continue in our real estate boom it seems as if though a lot of couples are considering this as a good time divorce. I won't get into the many reasons why people divorce.  I'm going to stick with discussing how you can have a successful home sale while divorcing.

With the Roanoke TX real estate market continuing to grow at unprecedented rates, residents are seeing a lot of profit in their homes right now.  Perhaps this is why many couples are seeing this as an opportune time divorce.  They see that there will be proceeds from the sale to help both parties start fresh.

Many area Roanoke TX homeowners are seeing their home's value increase by 25 to 30% in the last 3 years.  For many people, this will represent and increase of $50,000 to $100,000 in their home's value.

Many times a judge will order a home to be sold to be a part of the divorce.  When this happens, what is the best way to go about selling.  Usually for the sake of selling your home, it's best if one of the spouses moves out of the house.  Most of the time this will have already ocurred.  But if it hasn't happened yet, the couple should seriously consider this as a first step.  Selling a home is stressful enough as it is, without having to see your soon to be ex every day.

Once one of the spouses moves out, then the remaining occupant can get a gameplan together with their Roanoke TX real estate agent to discuss such things as home staging, showing schedule and more.  A good Roanoke TX real estate agent will always keep both spouses in the loop with everything that is going on.

The main thing to know about divorce and selling real estate is that both parties need to be on the same page and both need to put aside any differences they may have and work with their agent to help get the house sold as quickly as possible.  As long as a divorcing couple can do this, you can expect a very fast home sale.  The market continues to be hot (strong sellers market).  As long as the market continues as it has, going through the process of selling the home will be very fast as compared to the divorce itself.
